Quick AnswerMoving to North Port or Port Charlotte: What to Know Before You Buy
North Port offers newer homes, bigger lots, and HOA or no-HOA choices at prices well below Sarasota and Venice. Check flood zones, utility type, and lot details before you buy. Antonio Lopez and The Lopez Group help relocation buyers compare North Port neighborhoods and nearby Port Charlotte, in English or Spanish.

North Port sits in Sarasota County on Florida's Southwest Gulf Coast, between Tampa and Fort Myers. You get the space and lower prices of an inland city, with Gulf beaches a short drive away.

Where North Port Is and How Long It Takes to Get Around

North Port is big. It covers 104 square miles, so where you live inside the city matters. Several I-75 interchanges, including Toledo Blade Boulevard, help.

Home Styles and Prices

North Port has newer, larger homes at prices well below Sarasota and Venice. Over 64% of homes here were built since 2000.

  • New construction: Builders include Lennar, D.R. Horton, and Holiday Builders. Homes are often 1,500 to 2,500 square feet with 3 to 4 bedrooms, priced from about $300K to $500K+. You get modern codes and builder warranties (often 1-year full and 10-year structural). Building takes about 6 to 12 months.
  • Resale: Homes from the 1970s to the 2000s, usually 1,200 to 2,000 square feet, priced from about $200K to $400K. You often get larger lots and established landscaping.

When my guide was written (January 2026), the market snapshot showed a median sale price of $335,000, about 85 days on market, and a 97% sale-to-list ratio. Ask me for today's figures.

On new construction, the lot matters as much as the floor plan. Ask about flood zone, sun direction, nearby roads, and whether wetlands limit the yard.

Cost of Living: Taxes, Insurance, and Utilities

My guide notes housing expenses here are about 14% above the national average, but well below Sarasota and Venice.

CostFrom My Guide*What to Know
Property taxesMedian effective rate about 1.23%Includes city, county, and school taxes; homestead can lower it
Homeowners insuranceAbout $2,000 to $3,500 a yearVaries by flood zone and coverage
Flood insuranceAbout $500 to $3,000+ a yearDepends on your zone (X, AE, VE); may be required in AE and VE zones
City water and sewerAbout $250 to $350 a monthFound in newer developments; more convenient
Well and septicMuch lower monthly costCommon here; needs regular upkeep
HOA feesSkipping an HOA can save $100 to $500+ a monthHOA communities often include pools and lawn care

*Numbers are from my guide as of when it was written (January 2026) and change often. Homestead rules may change too: a property tax amendment is on Florida's November 3, 2026 ballot. Check any home on the Sarasota County Property Appraiser site, and check flood zones on the FEMA Flood Map Service Center.

Find out early if a home is on well and septic or city water and sewer. It changes your bills and long-term costs.

North Port or Port Charlotte?

Port Charlotte is about 16 miles and 20 minutes from North Port. It sits in Charlotte County, so taxes and records come from a different office. You can look up any Port Charlotte home on the Charlotte County Property Appraiser site.

The same checks apply in both places: flood zone, insurance, utility type, roof and AC age, and HOA rules. I can line up homes in both so you can compare side by side.

Compare total monthly cost, not just price. Add taxes, insurance, utilities, and any HOA fee for each home.

Weather, Lifestyle, and Daily Life

Winters are mild, with temperatures in the 60s and 70s. Summers are hot and humid, often 90°F+ from May to September, with brief afternoon storms. Hurricane season runs June 1 to November 30.

Warm Mineral Springs is a famous 85°F spring. The city has over 80 miles of canals and a boat launch at Marina Park. Manasota Beach is about 10 miles away, Venice Beach about 16 miles, and Siesta Key about 35 miles.

For daily needs, Cocoplum Village Shops has 50+ stores and restaurants, and Wellen Park Town Center adds shops and dining. Sarasota Memorial has an ER at Bobcat Village Center, and HCA Florida Fawcett Hospital is nearby. Schools are part of Sarasota County Schools.

Ask about internet providers at the exact address before you buy. Service can vary street to street.

What to Check on Any North Port Home

Every inspection here should cover the structure (foundation, roof, walls), the systems (HVAC, plumbing, electrical), the environment (flood zone, soil, drainage), and the utilities (well and septic condition, water quality, sewer access). On older homes, insurers also often ask for a separate 4-point inspection of the roof, electrical, plumbing, and HVAC.

Never skip the inspection to save time. A good inspection can uncover issues worth thousands in repairs.
