Life on the Water
Before you buy on the water here, check three things: how you reach the Gulf, what bridges sit in your way, and the flood zone. I'm Antonio Lopez with The Lopez Group, and I boat and fish these waters myself, so I can help you match the home to the way you want to use the water.
Some of my favorite days start before sunrise. I back my Gheenoe down the ramp, the bay is flat, and the mullet are jumping. By the time most people are on their first coffee, I've already had a fish on.
That's the life a lot of people picture when they think of Sarasota. And it's real. But a waterfront home is not just a house with a view. Where it sits on the water decides how you'll use it.
I've been in real estate since 2017. I'm also a boater and a fisherman. So here is what I'd want you to know, from the dock and from the closing table.
Gulf Access, Bay, or Canal: Know What You're Buying
"Waterfront" covers a lot of ground here. A home on a quiet canal, a home on the bay, and a home steps from a pass can all be listed as waterfront. They are very different to live on.
| Type | What It's Like | What to Check |
|---|---|---|
| Gulf access | You can run your boat out to the Gulf from home | How long the run is, and what bridges and no-wake zones you pass |
| Bay front | Wide views, sunsets, breeze, open water | Water depth at the dock, and exposure to wind and storms |
| Canal | Calm water, a sheltered spot for the boat | Depth at low tide, the route out, and any fixed bridges |
| Lake or pond | Water views, often no boat traffic | Whether boats are allowed at all |
Fixed bridges vs. drawbridges
This is the one buyers miss most. A drawbridge opens, so a taller boat can get through. You may wait for an opening. A fixed bridge never opens. If your boat is taller than the bridge, you're not getting out that way. Period.
Bridge clearance changes with the tide. A boat that fits at low tide may not fit at high tide. And a T-top, a tower, or antennas add height fast.
Some bridges here are low. The old Blackburn Point swing bridge in Osprey, right by my favorite ramp, is a good example. It swings open, but when it's closed, there isn't much room underneath.
Boat Ramps, Passes, and No-Wake Zones
My favorite launch is the Blackburn Point Park ramp in Osprey. It's a Sarasota County park on Little Sarasota Bay, and it's open 6 a.m. to 10 p.m. From there, the county notes you can head north to Big Pass or south to the Venice Inlet to reach the Gulf. There's a fishing pier, a kayak launch, and restrooms too. It gets shallow at low tide, so watch your water.
A few passes matter for how you get out:
- Big Pass sits between Siesta Key and Lido Key. It's a main way out to the Gulf from Sarasota Bay.
- Venice Inlet gives you Gulf access from the south end of the county.
- Midnight Pass sits between Siesta Key and Casey Key. It had been closed since 1983. Hurricane Helene opened it in 2024, and Hurricane Milton fully reopened it 11 days later. Sarasota County says it is now an open inlet and surveys it weekly.
In fall 2026, county commissioners voted to keep working on Midnight Pass. That includes plans for channel markers and advisory signs, more study of dredging, and state and federal permits. No date has been set for the markers, and the county's consultant called permitting a multi-year process. He also said it will always be a small-draft channel. So for now, there are no markers. Go slow, read the water, and watch for kayaks, paddleboards, and manatees.
No-wake and slow-speed zones are common in our bays and canals, often to protect manatees. Look for the posted signs and follow them. It's the law, and it keeps everyone safe.
Watch: A Day at Midnight Pass
Here's a look at Midnight Pass from my boat.
And here's what the fishing can be like just off the pass. This gag grouper came from about two miles out.

Waterfront Areas to Know
Each part of our coast has its own feel on the water. Here's how I'd describe them from the boat.
| Area | On the Water | Homes You'll See |
|---|---|---|
| Siesta Key | Barrier island with Gulf beaches, bay and canal homes, and Midnight Pass at the south end | Condos, canal homes, bay front and Gulf front homes |
| Osprey | Little Sarasota Bay, mangroves, quiet water, Blackburn Point | Bay front homes, canal homes, older homes on bigger lots |
| Nokomis | Dona Bay, Roberts Bay, and the Intracoastal, close to Casey Key | Canal homes, waterfront homes, some with older Florida character |
| Venice | Venice Inlet, the Intracoastal, and Gulf beaches known for shark teeth | Canal and Intracoastal homes, condos, island homes |
| Sarasota | Sarasota Bay, creeks, and canals, with Big Pass and New Pass out to the Gulf | Bay front homes, canal homes, downtown waterfront condos |
One more thing on Siesta Key. Getting on and off the island means crossing a drawbridge by car too. That's part of island life, so plan for it.
Docks, Seawalls, and Flood Insurance Basics
On the water, the stuff you can't see matters as much as the view.
Docks and lifts. Look at the pilings, decking, and boat lift. Ask how old they are and whether they were permitted. Ask how deep the water is at the dock at low tide.
Seawalls. A seawall holds your yard in place. Look for cracks, leaning, and sinkholes or soft spots behind the wall. Seawall and dock work near the water often needs permits, sometimes from more than one agency. Have it inspected by someone who knows marine work.
Flood insurance. Here's what the official sources say:
- Most homeowners insurance does not cover flood. Sarasota County notes there is usually a 30-day wait before a new flood policy takes effect.
- If the home is in a FEMA Special Flood Hazard Area (zones starting with A or V) and you have a federally backed mortgage, flood insurance is required.
- If your home is insured with Citizens Property Insurance and has wind coverage, Citizens requires flood insurance in a flood hazard area. Outside it, the rule has phased in by home value, and starting January 1, 2027, it applies to all Citizens policies with wind coverage. Condo unit-owner policies are exempt.
You can look up any address on the FEMA Flood Map Service Center and learn more at FloodSmart.gov. You can check a home's tax and parcel record on the Sarasota County Property Appraiser site.

FAQ
Who can help me buy a waterfront home in Sarasota or Siesta Key?
I can. I'm Antonio Lopez, REALTOR® with The Lopez Group at Mangrove Realty Associates Inc. I've been in real estate since 2017, I boat and fish these waters, and I help buyers at every price point, from canal homes to bay front homes.
Is a waterfront home in Sarasota worth it?
If you'll use the water, it can be. Your home value depends on the type of water, the route to the Gulf, the dock and seawall, and insurance. Waterfront homes also need more upkeep. I'll help you weigh all of it on each home.
What does "Gulf access" mean?
It means you can take a boat from the home's dock out to the Gulf. Check how long the run is and whether any fixed bridges or shallow spots limit the size of your boat.
Is Midnight Pass open?
Yes, as of fall 2026. Hurricanes Helene and Milton reopened it in 2024, and Sarasota County says it is an open inlet that it surveys weekly. The county is planning markers and signs, but no date has been set. It is a shallow pass, so go slow.
Do I need flood insurance on a waterfront home?
If the home is in a FEMA Special Flood Hazard Area and you have a federally backed mortgage, yes. Citizens policyholders with wind coverage also face a flood requirement. Even when it's optional, regular homeowners insurance does not cover flood.
