Parrish is known for newer homes in growing planned communities, while Palmetto offers small-town character and waterfront living, and both sit within easy reach of Tampa, Sarasota, and St. Petersburg. Antonio Lopez and The Lopez Group help relocation buyers compare the two, check flood zones, insurance, and HOA fees, and buy from anywhere, in English or Spanish.
Parrish and Palmetto sit in Manatee County, on Florida's Gulf Coast. They offer quiet suburban living with quick access to three major cities.
This post is the web version of my free Parrish and Palmetto Relocation Guide. It is an honest look at lifestyle, housing, costs, and daily life.
Location: Close to Tampa, Sarasota, and St. Petersburg
Palmetto sits where I-75 and I-275 meet. That makes airports, jobs, and weekend trips easy to reach from both towns.
| Destination | Distance | Drive Time* | Notes |
|---|---|---|---|
| Tampa | About 40 miles | 40 to 45 minutes | Direct access via I-75 |
| Sarasota | About 27 miles | 25 to 35 minutes | Downtown, arts, beaches, and job centers |
| St. Petersburg | About 32 miles | 30 to 35 minutes | Via the Sunshine Skyway Bridge |
*Drive times are from my guide and depend on traffic and where you start.
Parrish vs. Palmetto: How They Compare
These two towns are neighbors, but they feel very different. Parrish is about newer homes and space. Palmetto is about history, water, and a small-town feel.
| Parrish | Palmetto | |
|---|---|---|
| The feel | Quieter and suburban | Laid-back small town where neighbors know each other |
| Homes | Brand-new homes with open floor plans and energy efficiency | Established neighborhoods plus some new building |
| Lots | Larger lots in planned communities | Unique waterfront parcels |
| Water | Short drives to local waterways and beaches | Bordered by the Manatee River and Terra Ceia Bay |
| Median home price* | About $424K to $430K | About $344,000 |
| Trade-off | Less walkability and town-center energy | Mix of older and newer homes, so check age and condition |
*Median prices are from my guide as of when it was written (January 2026). They change often. Ask me for today's numbers.
My guide notes Parrish homes are typically about $100K less than comparable homes in Sarasota or St. Pete. Many buyers get 20% to 30% more home for their budget than in coastal areas.
Housing Options: New Construction or Established Neighborhoods
Parrish focuses on brand-new homes. Expect open layouts, energy-saving features, and styles from Mediterranean and Florida Coastal to modern. Many are in planned communities with pools, clubhouses, and other amenities.
Palmetto has established neighborhoods with mature landscaping and real architectural character. You will also find unique waterfront lots and some new building mixed in.
You can choose amenity-rich planned communities with an HOA, or non-HOA areas with more freedom.
Costs: Taxes, Insurance, and HOA Fees
Florida has no state income tax. But plan for the costs that come with the home.
| Cost | What to Know | Where to Check |
|---|---|---|
| Property taxes | Based on assessed value and exemptions. The homestead exemption can lower taxes on your primary home | Manatee County Property Appraiser |
| Homeowners and wind insurance | Being near the coast matters. Newer homes often have lower premiums | Get a quote on each home you like |
| Flood insurance | Depends on the flood zone; often required with a mortgage in higher-risk zones | FEMA Flood Map Service Center |
| HOA fees | Typically about $100 to $300 a month in planned communities (from my guide, January 2026), covering amenities and upkeep | The HOA budget and rules |
| CDD fees | Some newer communities have a CDD that pays for roads and drainage, billed with your property taxes | The property tax bill |
Homestead rules may change. A property tax amendment is on Florida's November 3, 2026 ballot, so check with the property appraiser for the current rules.
The 4-Point Inspection
On many homes, especially resale homes, insurers ask for a 4-point inspection before they will write a policy. It looks at four key areas:
- Roof condition and how much life it has left
- Plumbing
- Electrical
- HVAC
This does not replace a full home inspection. A full inspection also looks at the foundation, signs of settling, moisture, and more.
Lifestyle and Daily Life
You have nature and water close by. Emerson Point Preserve and the Bradenton Riverwalk are nearby for walking and biking. Local waterways are great for boating, fishing, and kayaking. Siesta Key and Anna Maria Island beaches are short drives away.
Palmetto has waterfront restaurants, and both towns have convenient shopping. Both are in Manatee County, with new school facilities opening as the area grows, and access to major hospitals in the region. You can look up school information on the Florida Department of Education site.
Buying From Out of State
You can buy here without flying in for every step. I do high-quality video walkthroughs and live FaceTime tours. Florida supports remote closings, so you can sign from where you live now.
