Each of these Gulf Coast areas has its own feel, price range, and costs, so pick the lifestyle first and the house second. Antonio Lopez and The Lopez Group help relocation buyers compare these areas, check flood zones, insurance, and HOA and CDD fees, and buy with confidence from anywhere, in English or Spanish.
Moving to Florida is more than finding a house. It is finding your place in a new community, and each area here feels different.
This post is the web version of my free Florida Relocation Guide. It covers the areas, the costs, the weather, and how to buy from out of state.

Sarasota and Siesta Key
Sarasota is a refined coastal city. You get a walkable downtown with shops and galleries, 200+ places to eat, and shopping at St. Armands Circle and Siesta Key Village. Home values depend a lot on how close you are to downtown and the beaches.
Siesta Key is an eight-mile barrier island with white quartz sand, and Siesta Key Beach has been ranked among America's best beaches. Homes include beachfront condos, townhomes, single-family homes, and waterfront estates. Bayfront and residential streets usually cost less than homes right on the Gulf.
Short-term rentals are allowed on Siesta Key, but minimum stays vary by property, and condo rules can be stricter.
Bradenton, Lakewood Ranch, and Venice
Bradenton costs less than Sarasota proper and has established neighborhoods with mature trees and character, plus riverfront living along the Manatee River. West Bradenton is closer to the beaches, with higher prices. East Bradenton is more established, with historic charm and better value.
Lakewood Ranch is a planned community covering 33,000 acres, with 50+ neighborhoods, 150+ miles of trails, amenity centers, golf, and a Main Street with shops and events. Most daily needs are within a 15-minute drive. Homes are mostly newer, and most neighborhoods have both an HOA and a CDD.
Venice has a European-inspired look, tree-lined streets, and a walkable downtown. Venice Beach is famous for shark teeth and shells, and the Legacy Trail is great for biking and walking. The pace is slower and the community is close-knit.
Taxes, Insurance, HOAs, and CDDs
Florida has no state income tax. But plan for the costs that come with the house.
| Cost | What to Know | Range From My Guide* |
|---|---|---|
| Property taxes | On your Florida primary home, the homestead exemption can cut taxable value by up to $50,000 | Check any home's tax history with the county property appraiser |
| Homeowners insurance | Coastal homes cost more because of wind. Homes built after 2002 with impact windows often get lower rates | Get a quote on each home you like |
| Flood insurance | Required in a flood zone with a mortgage; optional otherwise. Regular policies do not cover flood | Depends on the flood zone |
| HOA fees | Cover amenities, landscaping, and common areas | About $200 to $400 a month; condos about $200 to $500 |
| CDD fees | Fund roads and drainage; added to your tax bill | About $100 to $300 a month |
| Electric | AC runs year-round | About $150 to $300 a month |
| Water and sewer | Depends on use | About $80 to $150 a month |
| Internet and cable | Widely available | About $100 to $150 a month |
*From my guide as of when it was written (January 2026). Homestead rules may also change: a property tax amendment is on Florida's November 3, 2026 ballot. Check the Sarasota County Property Appraiser or Manatee County Property Appraiser for current rules.
Waterfront homes often run 20% to 50% above similar inland homes, and salt air means more upkeep.
Flood Zones, Weather, and When to Buy
Hurricane season runs June through November. Direct hits are rare, and most years see no major storms. Preparedness, not panic, is the mindset here. Check any address on the FEMA Flood Map Service Center before you fall in love with a home.
| Season | What It Is Like | For Buyers |
|---|---|---|
| January to April | Snowbird season; more traffic and events | Peak season, more competition, higher prices |
| May to August | Hot and humid, brief afternoon storms | Slower market, fewer buyers, more room to negotiate |
| September to October | After summer, before snowbirds return | Good inventory |
Buying While You Live Out of State
You do not need to be in Florida to buy here. I do live video tours and recorded walkthroughs, and you e-sign your offer online. Your inspector can video call you during the inspection. We do a video final walkthrough about 24 hours before closing, and you can sign closing papers remotely. A typical closing takes 30 to 45 days from accepted offer.

55+ Communities and Downsizing in the Sarasota Area
Many buyers here want less house and less upkeep. A 55+ community can be one way to get there. But each community has its own rules and costs, so read them closely.
A federal law, the Housing for Older Persons Act (HOPA), lets a community set age requirements if it follows the law's rules. In general, most homes must have at least one resident who is 55 or older. Each community writes its own age policy. Some also limit how long younger guests can stay. Ask for the policy in writing.
Before you buy, check these:
- HOA and CDD fees, and exactly what they include
- Who pays for lawn care, the roof, and exterior paint
- Rental rules, such as waiting periods and minimum lease terms
- Guest and pet rules
- Which amenities are finished, and which cost extra
- The flood zone on the FEMA Flood Map Service Center, plus homeowners and flood insurance quotes for that exact home
| Community Type | What You Often Find | What to Check |
|---|---|---|
| Lakewood Ranch active-adult communities | Newer homes, large clubhouses, planned activities | HOA plus CDD fees, which phases are built, drive time to downtown and the beaches |
| City of Sarasota 55+ communities | Established villas and condos close to downtown, shopping, and hospitals | Building age, reserves, past assessments, and the building's insurance |
| Life Plan communities | A residence plus access to future care under one contract | Entrance and monthly fees, refund terms, and what care is included |
A Life Plan community is often a contract, not a typical home purchase. Read it with your attorney or financial advisor.
A Sarasota mailing address does not always mean the city of Sarasota. Lakewood Ranch also spans Sarasota and Manatee counties. For a Sarasota County home, look it up on the Sarasota County Property Appraiser site. You can see its taxes and whether it is inside city limits.

Questions to Ask Before You Buy
- What flood zone is this home in, and what will flood insurance cost?
- How old are the roof and AC? Does it have impact windows?
- Is there an HOA, a CDD, or both? What do the fees cover?
- Are special assessments planned? How healthy are the reserves?
- Will I qualify for the homestead exemption?

FAQ
Which is more affordable, Sarasota or Bradenton?
Bradenton is generally more affordable than Sarasota proper. East Bradenton tends to offer better value, while West Bradenton is closer to the beaches.
Do I need flood insurance in Sarasota?
If the home is in a flood zone and you have a mortgage, yes. Otherwise it is optional, but regular homeowners insurance does not cover flood.
Can I buy a home here without flying in?
Yes. Video tours, e-signed offers, video calls during inspections, and remote closings make it possible.
